Schedule
Having worked on many time sensitive projects Strada is accustomed to working on an expedited schedule. To make that happen you need to know what questions to ask and how to quickly gain consensus between the design team and client.
We feel the best way to do this is to engage in intensive design sessions at the very beginning of the project, exploring options and opportunities, seeking input, and identifying problems which will determine the ultimate success of the Proving Grounds Project. These sessions are not only to identify design problems, but also phasing, permitting, and budget.

Schematic Design
The design team will meet with UATG to determine programming information, workflow, and necessary adjacencies based on the scope defined in the RFP and identify changes, or new issues, to be considered for this project.

Budget + Value Engineering
Throughout the design phases of the Project, Strada will work with UATG to review the various components of the Project and present the cost/benefit value analysis, with options, for a decision. Cost savings analysis is therefore done for the benefit of, and under the control of the client, when design impact is minimal, and value is maximized.

Design Development
This phase allows for detailed refinement of the design concepts, systems integration, and major equipment identification. Based on the initial design concepts, Strada will work with the team to identify issues and begin the integration of building systems. If it is deemed necessary, further presentations and reviews of the project can be made during this period to ensure that the stakeholders remain informed on the progress of the project.
Tasks performed during design development include:

Code Compliance
Code analysis and integration into the design process is based on Strada’s extensive experience with local planning, fire and building officials. We have found it particularly useful to involve the local planning and building department officials early in the design phases to ensure that no major elements are omitted or misinterpreted.
We have included some limited time for planning commission, zoning, and other ancillary or special groups review and presentation in this proposal. Strada has enjoyed significant success in the integration of code issues into the overall design, and will maintain a strong relationship with the local officials throughout the length of this project.
PROJECT APPROACH /
Implementation of the Project
Contract Documents
This phase produces the necessary construction documents, including drawings, specifications, and ancillary documentation required to bid or negotiate the project and move from design to construction. We do not approach construction documents as a separate function, but rather as a furthering of the design process which focuses on refining, integrating, and further communicating the design work done previously.
Based on the approved design, we will develop site and floor plans, reflected ceiling plans, equipment layouts, construction and details. Our team will also coordinate structural engineering plans, electrical power & signal plans, and mechanical, fire protection, and plumbing engineering design and other documents as necessary to a) coordinate between all disciplines, b) permit, c) bid, and d) build the project.
These contract documents will be submitted to the client for final review before permitting and bidding begins.

Prepare construction bid drawings and specifications for A/E work

Submission of documents for governmental building reviews
Construction Observation
During construction, the architect will attend job site meetings as needed and answer questions regarding the construction documents and design intent. We will also review submittals, address Request for Information (RFIs), review Change Order Requests and Pay Applications from the General Contractor. At completion, we will review the final construction (2 meetings anticipated), develop a ‘punch-list’ of work to be corrected, and issue substantial completion documentation.
